Residential and holiday property in Cornwall
Lots of buyers and sellers have been holding off on the sale or purchase of property, due to political uncertainty, especially over Brexit and the fact that Mark Carney, the Governor of the Bank of England, raised interest rates in August 2018. However, we can see the potential to regain momentum in the property market across the spectrum, and in particular into prestige property type opportunities afforded within our much sought after region. So, whilst buyer sentiment may well display initial caution, particularly among discretionary buyers, we do expect to see sentiment improves as well as fluctuates as negotiations to leave the EU proceed. In relation to price, growth may well slacken as a result of weaker demand in the short to medium term but properties well priced and found within established and desirable locations like the ones we have on offer through Country & Waterside Prestige remain attractive to investors and those seeking secondary homes. Indeed, we have seen interest and viewing numbers increase throughout the period so activity outlooks remain positive. This increase has led to growth within the Country & Waterside’s department. With the flagship office based in Truro we have now a smaller office in Mawnan Smith and another office which opened as of October in St. Mawes. This is to make sure we can get the most out of the attractive proposition of unique property in unique locations. The glorious Southwest, and in particular Cornwall & Devon, are and will remain, a magnet for people looking for exceptional properties in a region blessed by a great environment, amazing landscapes and many life changing opportunities. So, whilst the political landscape has changed, the attractiveness of our region remains rock solid and our advice, like any property transaction, is to always seek professional guidance and the dedicated team at Country & Waterside are here to help if you’re thinking of buying, selling, renting or letting out your property.
In this article Mark Price of leading estate agents Country and Waterside Prestige comments on the market conditions that prevailed at the time we went to press. (September 2019)

The Foodie’s Tour of The Wild West, Cornwall
“Your body is not a temple, it’s an amusement park,”
- Anthony Bourdain
If the late celebrity chef is right then Cornwall is the land on which said amusement parks should dwell. A food kingdom offering exceptional quality in foraged ingredients, freshly caught seafood and locally reared meat. These are perhaps some of the reasons that Cornwall has long attracted famous and world- renowned chefs from Rick Stein to Jamie Oliver, Paul Ainsworth and Nathan Outlaw, all setting up shop here. Dare to explore further though and you’ll see there are more food adventures to be had beyond these big names. Buckle up and enjoy a tour of the wild west’s best in dining…
Independent wine merchants and beverage experts. North Coast owes its success to owner Oliver Tullett who transformed this former, out dated off licence into a thriving business that works exclusively with local artisan and bespoke suppliers. The shop stocks over 600 wines and spirits, whilst in the bar you can choose from 13 local gins and the biggest list of local wines in Cornwall. Look out for wine tasting events. Wine can be shipped home within the UK.
North Coast Wine Warehouse and Lounge, Bude
Husband and wife team, Sam and Caroline have developed a small empire of local restaurants each with its own personality and menu. Sams, Fowey is renowned for seafood caught locally from the dock. Bouillabaisse and king scallops are among the favourites for locals. Don’t miss the Samburger though, also available in their other restaurants. The unique restaurant decor is punk- inspired green and pink kitsch adding to the fun, convivial atmosphere. If you can, visit Sams in the City, Truro and Sams at the Beach, Polkerris.

The Hidden Hut consistently delivers hearty food made from local produce. Watch out for themed feast nights serving up Thai curries, meatballs, paellas and the like, but be quick tickets sell out almost immediately. Daily delights include a range of sandwiches, hot pots and salads. Pick from a wide range of home bakes and cakes - try the bread pudding.
The Hidden Hut, Portscatho, Roseland Peninsula
Seafood freshly pulled from St Mawes bay and locally sourced farm ingredients. This cosy restaurant offers excellent fish and chips, gourmet burgers, fresh moules marinère and locally caught lobster (order in advance) to name a few. Views across the harbour are mesmerising, especially from the upstairs dining room.
The Watch House, St Mawes
Nancarrow makes for a unique alternative to your regular restaurant. Renowned for its communal feast nights (book in advance) the main appeal is being able to interact with the working farm, seeing your meal prepared from source to plate. Everything on the menu is sourced from the farm itself, organic beef and lamb slow cooked in rustic barns, to fresh fruit, vegetables and foraged ingredients from the hedgerows. This is as close to authentic local food as it gets.

This family owned gastro pub serves up hearty, good pub grub in a modern yet cosy atmosphere. Sunday roast is served on a sharing platter, choose from beef, pork or lamb - the beef brisket is cooked to perfection. Well-trained mixologists create the best espresso martinis in town amongst other staple classics. Good choice of wines and beers.
The Thomas Daniell, Truro
A relatively new restaurant set in the historic harbour of Charlestown. Charlestown is renowned for seafood and supplies many nearby Cornish restaurants. Meat and seafood on the menu is thus guaranteed to be good quality. Seafood dishes include grilled hake, cod loin, crab, sea bass and house-smoked mackerel.
The Longstore, Charlestown
There may well be a waitlist for this cosy, intimate venue but it’s worth the wait. The Wheelhouse has become a Cornish institution since it opened 6 years ago and has built a solid reputation on the quality of its simple, well-prepared dishes. Shellfish is the speciality caught fresh daily, from which you can choose king prawns, mussels, crab, lobster or oysters. All served informally, in metal Portuguese cataplanas. Book in advance.

You’ll be spoilt for choice at The Porthleven Food and Music Festival, which takes place annually in April. Cookery demonstrations by leading local and national chefs this year include, Antony Worrall Thompson, Ben Tunnicliffe, Jude Kereama (Kota) and Stephane Delourme (Rick Stein). You can also buy from local traders and sample local creations including Tarquins Gin, Jubel Lager in peach or elderflower flavour (try it!), artisan crepes, cheeses and many more. Spend the whole day here and enjoy the lively music scene as the sun sets over this vibrant Cornish harbour town.
Porthleven Food festival (April 2019)
Kota has built a strong reputation in quality of food and service, winning Bib Gourmand four years in a row and 3 AA Rosettes, making Kota one of only three restaurants in Cornwall to achieve this title. Head chef Jude Kereama is known for creating exciting fusions drawing from his half Maori, half Malay heritage and combining it with local produce. Typical creations include; tempura oysters with wasabi; scallops with ginger, soy and avocado and Cornish duck breast with pomegranate and star anise. Try the blue cheese ice cream with walnuts for dessert. Excellent wines.
Kota, Porthleven
This award winning pub and restaurant is set amidst the wild fields of mermaid country, Zennor, home to the legend of the Mermaid of Zennor. Close to the Atlantic, produce at Gurnards is locally sourced and foraged, creating menus that are seasonal, short and subject to change, daily. If Red Gurnard or sea bass is on the menu be sure to try it. Drinks wise, you can choose from a range of hand pulled Cornish ales or an extensive wine list. The pub has been voted wine pub of the year in previous years. In the winter you can enjoy log fires in its rustic chic interior. Cosy rooms are available for overnight stays, some with sea views.

Situated opposite the Tate gallery and overlooking Porthmeor Beach in St Ives, this light and airy cafe serves up wonderful tapas dishes with creative fusions. Recommended dishes include the crispy fried sea bass in chilli caramel and pineapple, braised merguez sausage and the salt and pepper squid with aioli. Leave room for desert, especially for a sizeable slice of lemon meringue pie or dark chocolate tart. Dining can be alfresco during the summer but even on duller, cooler days you can nestle up in one of the alcoves outside with a blanket and heater whilst watching a storm brew on the horizon.

Cornwall’s 5 Best Beaches
Finding the perfect beach in Cornwall is an entirely personal quest. Whatever you need to get away from or run to, Cornwall is teaming with natural beauty that will lure you back time and time again. Even despite an increasing number of visitors to the Southwest, you can be sure to find a sandy spot here that’s uniquely yours. Here’s some inspiration to get you started…
If you’re looking to get away from it all, this lesser known and secluded beach is the place to come, provided you can find it! Porthbeor Beach (pronounced Porthbear) is a hidden gem. A remote spot on the Roseland peninsula, near the hamlet of Bohortha and about 6 miles from St Mawes. Porthbeor is a sand and shingle beach which has few visitors year round, even more so since the footpath was washed away during a storm. Locals say you can still reach the beach using a rope to lower down to the sand. Otherwise, your only option is by boat or for the more adventurous, rent a stand up paddleboard from St Mawes and venture across the estuary. Be vigilant of boat traffic in the harbour and be sure to check tide times and currents. During the summer Porthbeor has a Mediterranean feel to it. You’ll often see yachts drop anchor close to shore so its passengers can enjoy a lazy afternoon lunch or dive into the crystal clear water for a swim. No matter what the season, you can enjoy views across the estuary to Falmouth year round and always feel at peace in this special, secluded sanctuary.
Porthbeor Beach, Roseland Peninsula
Simply put, Mexico Towans inspires. It’s vast sandy shores and rolling sand dunes stretch on for miles towards Gwithian. Indeed if you’re looking for space per square kilometre over people, you’ll find it here. The Towans, which is Cornish for sand dunes, is one of the most appealing features here. Spend some time stomping through the dunes and stop to take in the awe-inspiring vistas when you reach the top. These expansive views across the bay to St Ives on the one side and Godrevy lighthouse on the other, are a landscape photographer’s dream. Sunsets here are often dramatic, sometimes with hues of pink; orange and purple, artists have even fled to this part of Cornwall just to enjoy the light. Mexico Towans is also popular with families and waters sports. This north coast beach boasts great conditions for surfing, wind surfing, kite surfing and stand up paddle boarding. As well as the beach, be sure to explore the flora and fauna in the enchanting conservation area that lies behind the dunes, an area maintained by Cornwall Wildlife Trust.
Mexico Towans, Hayle
The thundering surf at Gwenver will beckon both the surfer and the adventurer in you, though be warned this is not a beginners surf beach. Gwenver is tucked away in the far West of Cornwall on the road to Lands End. It is a privately owned beach that boasts some of the best surf and sand in Cornwall. Access to Gwenver is via a steep staircase from the car park, though if you’re visiting this part of the county for the day, keep an eye on the tide times as you can stroll around from Sennen Beach at low tide. Other coastal walks here are more like moderate hikes as the cliffs are rugged and can be demanding. The right hand side of the beach is flanked by the rocky headland of Aire Point, which you can access through the South West Coast Path heading towards Cape Cornwall. From here you can enjoy spectacular views from the cliffs and on clear days see the Isles of Scilly. Lifeguard patrol is from May to September at Gwenver, be careful when swimming in the sea due to strong waves and rip currents. To find the beach, you’ll need to turn off the main road before Sennen, following the signposts to Gwenver. Car parking is limited.
Gwenver (Gwynver), near Lands End
You could easily mistake the turquoise waters of Porthcurno for the Caribbean coast of Mexico. This magical spot in the far west of Cornwall is made all the more majestic with the backdrop of the famed Minack theatre, nestled in the cliffs above. Porthcurno is sheltered by cliffs on both sides making it both a suntrap and a microclimate during the summer. It is a popular beach with families, small enough for children to play safely either on the beach or in the river that runs to the side of Porthcurno but rarely overcrowded (perhaps because parking is limited). For a truly special experience, catch a matinee at the Minack during the afternoon and cool off for a dip in the Atlantic afterwards. If you’re feeling active you can also walk the coastal path to Pedn Voudner beach next door, a smaller and more secluded beach. Please note there is no lifeguard patrol at Pedn Vounder.
Porthcurno, West Cornwall
This dazzling golden sandy cove is situated just 3km south west of Newquay. Whilst it can be busy during the summer months, it’s more tranquil than the bustling surf spots of Fistral and Newquay’s other town beaches. Crantock and the area around it, is entirely National Trust land and has remained unspoilt for centuries. The River Gannel runs alongside the beach making it a popular place for water sports including, boating and stand up paddle boarding. It’s clear waters also make for an ideal snorkelling spot and if you’re lucky you may even spot a dolphin or two! A recommended beach for families owing to its accessible location from the main road and well-equipped facilities. Do note however, that access to the beach is via some steep sand dunes, though you won’t regret making the trek. Explore the coastal paths whilst you’re here and spend time at quiet Porth Joke beach (locally known as Polly Joke beach) nearby.
